| Direct Auctions, the Spanish based property auction house, which released its franchise programme at the end of August, reports strong demand by franchisees. |
| Inez Rix, owner and founder of Direct Auctions, cites a massive increase in property enquiries, her recent appearance on ITV’s Spain: Paradise Lost, and returning confidence to business investors as some of the reasons for the immense success of the franchise programme. Since the beginning of September Direct Auctions have issued five franchise licences and are in discussions with a number of other potential franchisees from Portugal to Turkey and Cape Verde to Cyprus. New franchisees Phil and Lucy Shipley feel that the mix of brand recognition and business autonomy is perfect for their style of working. Phil already has a strong sales background from the UK and experience as a property developer, whereas Lucy has valuable customer service experience learnt from the best: Sir Richard Branson and the Virgin Group. Phil says, “We were really taken with the concept and felt both the time and market were right for the business to be a success. It’s good to be part of an established business but we also like the fact that Inez and her team have devised a business model that allows us to add our own stamp.”Inez Rix and James Bowman, Franchise Director, set out to create a franchise programme that was accessible to all, whilst allowing the franchisees the freedom to shape and grow the business as their own. Bowman says, “We were keen not to create a MacDonald’s style of programme that was not totally rigid. We provide the business tools to run your business, and we’re there to help when needed, but we’re also looking for real entrepreneurs that will appreciate the challenge of freedom and control, whilst having the security of a developed brand.”Warrick Wincup, franchisee for Marbella West (Spain), has just held his first property auction and was overwhelmed by its success. Going into auction with 9 lots and prices varying from 210,000 Euros to 640,000 Euros, Warwick was delighted to actually drop the hammer on 3 properties during the auction, and subsequently sold a further 2 post-auction. Warwick says, “The thrill of the auction was amazing. I’m still buzzing now and 6 sales was way beyond my expectations.” However, Warwick has had time to sit back and reflect on his success. He says, “Since I took on the franchise the phone hasn’t stopped ringing. I was initially worried about where I would find the properties but there was no need; sellers, developers and even real estate agents are coming to me!”Inez Rix reflects that when she started Direct Auctions in June 2003 she was very much blighted by the public perception that one only entered property into auction when unable to sell any other way. Happily, over time and through hard work she has very much changed that opinion. With lower sales commissions than traditional methods, plus the massive interest the Direct Auctions website attracts, sellers have come to realise that rather than the last chance saloon, Direct Auctions is the first sensible port of call when looking to sell.The future looks bright for Direct Auctions: franchise enquiries continue to arrive from all over the world, and upcoming developments include a new state of the art website, launching in November, which will allow buyers to participate in the property auctions from the comfort of their living room. |
